Homebuyer Education

Homebuyer Education provides the tools to move forward in achieving successful home-ownership.  Home Stretch (classroom style/virtual) workshops taught by experienced local professionals.

Workshop Topics Include:

  • Affordability/Budgeting/Credit
  • Qualifying for a mortgage
  • Shopping for a home/Realtor services
  • Home Inspection
  • Homeowners Insurance
  • Closing on your home
  • Maintaining your home for successful ownership

A nonrefundable fee of $40.00 per household is due prior to class.

Financial Assistance

If you’re purchasing your home in Itasca or Koochiching County by completing homebuyer education and individual counseling you may also qualify for down payment & Closing Costs Assistance through KOOTASCA. Qualification is determined in the counseling session.

  • Buyer(s) must complete 1-on-1 counseling to qualify for assistance BEFORE Purchase agreement is signed.
  • Buyer(s) must complete the Homestretch or Framework education.
  • Buyer(s) must qualify for a mortgage.
  • Buyer(s) must be a first-time homebuyer (or not owned a home in the last 3 years).
  • The home purchased must pass the minimum Housing Quality Standards Inspection.
  • Buyer(s) are required to pay a minimum of $1,000.00 towards the purchase of property.
  • Household income must be below 80% below the County median income.
